How To Ensure That Your Sales Agreement Gets Accepted...Quickly!

 

Buying a home can be stressful, and nothing is worse than the anxiety-inducing time spent wondering and waiting to see if your sales agreement is accepted.

The quicker the sales agreement is accepted and finalized, the sooner you can begin to relax and take on the more enjoyable parts of the home-buying process. We have some tips and considerations that can help ensure your sales agreement not only gets accepted, but gets accepted quickly!

If you want your sales agreement accepted and finalized quickly, these are the five most important things to take into consideration before you hit “submit.” 

  • Make a Full Price Offer – Sales agreements that contain a full price offer tend to be accepted more quickly than those that require negotiations. ?
  • Keep it Simple, if Possible – Complex upgrades that are out of our usual scope of construction often require our design team to research and price out options before accepting your sales agreement. If you are hoping to get your agreement accepted quickly, this can hold up the process. Being more straightforward in your agreement helps ensure the process moves more quickly.
  • Closing Time – A closing date within a reasonable time frame shows the seller that your offer is serious and you are ready to move forward quickly. Try to keep your closing date roughly within a 45-day window after the offer is accepted.
  • Contingencies – Contingencies can often slow the process of closing on a home so the fewer the contingencies, the more likely sellers are to consider and accept your offer. One common contingency is that you would need to sell or close on your old home before closing on your new home. If you require a contingency, be sure to make a strong offer, consider adding a construction deposit and an estimated closing date within a reasonable time frame.
  • Signed, Sealed, Delivered – Make sure that all the proper documents are signed and initialed as required before submitting your agreement. Any back and forth to get the missing signatures could very well hold up the agreement process.
  • Use an Approved Lender – By using one of our pre-approved lenders, you’ll not only save yourself construction deposit monies but the loan process is likely to run smoother. Get pre-approved before submitting your offer and include your approval letter with your submission. If you are not using one of these lenders, be sure that you have added in the required construction deposit with your agreement.
